Unless otherwise specified, the prices quoted include electricity, gas, water, internet service, and television/cable license. The price also includes linen and towels sufficient for your party on the first day of your Check-In.
  • If the guest breaks or stains any of the given materials during the check in, some charges will be deducted from the deposit. Such as towels AED 15.00, Pillows AED 30.00, etc.
  • Please ensure that all appliances, lighting, air conditioning, hot water, etc. are turned off unless required and when you are not at the property.•
  • Furniture shall not be rearranged. All appliances shall be used properly. In addition, the tenant agrees to comply with all covenants, conditions, restrictions, by-laws, rules, regulations, and decisions of the owner’s association or community rules, which are posted on the premises or delivered to the tenant by the Service Agent.
  • Tenant shall pay any fines or charges imposed by the owner’s association or other authorities, due to violation by the tenant, or tenant’s guests.•
  • Consume the utilities wisely to protect the environment and avoid higher utility bills above the capped limit that will eventually have to be paid by the Tenant.
  • Tenant shall not and shall ensure that guests and licenses of the tenant shall not disturb, annoy, endanger, or interfere with other tenants of the building or neighbors, or use the Premises for any unlawful purposes, including manufacturing, selling, storing, or transporting illicit drugs or other contraband or violate any law or ordinance, or commit waste or a nuisance upon the premises.
  • The tenant has acknowledged that he/she has inspected the premises and accepts the premises in their current condition.
  • Liabilities: Tenant agrees to assume all liability and hold service Agent/Owner harmless from all injuries to persons or damage to property caused by the tenant or visiting guest’s permission.
  • Tenant agrees to pay any cost and attorney fees incurred by Service Agent/Owner in defending any lawsuit or other action brought in reference to such injuries or damage.
  • All personal property in the premises is a tenant’s risk and the Service Agent/owner brought in reference to such injuries or damage.
  • All personal property in the premises is at the Tenants’ risk only and the service agent shall not be liable for any damage to it, or responsible for insuring tenants’ personal property
  • The company is repressible to rectify repair and maintenance issues notified by the Tenant, provided always that any such issue is not caused by misuse of available appliances and fittings provided by the company.
  • The Tenant is required to immediately notify the company about any malfunction of electricity, water, air conditioning equipment, installations or leakage issues to the company for timely rectification and avoiding in damages to the premises or the occupants.
  • The Tenant is responsible to keep the premises clean and tidy thereby avoiding any infestation of insects and maintain good hygiene standards.

 

If the tenant cancels before the contract, security deposit will be non-refundable.
• If the tenant cancels within the contract or stay, rental payment and security deposit will be non refundable.
• If the guest wish to or not to extend after the contract,10 days prior notice. Rental payment required 3 days before the due date. Failure to do so, guest needs to vacate the apartment on the same day of the check out date and security deposit will be forfeited, legal action will be taken as per the UAE law.
• Apartment condition should be the same once checked out - any damage/missing is chargeable.
